A thorough gas safety inspection covers every aspect of your gas installation. Here's what Andy checks during every visit — nothing is overlooked, nothing is rushed.
Every gas appliance in the property is inspected — boilers, gas fires, gas cookers and hobs, warm air units and any other gas-burning equipment. Andy checks that each appliance is operating safely, efficiently and within manufacturer specifications.
Flues and chimneys carry harmful combustion gases safely out of the property. Andy inspects all flues and chimneys for blockages, deterioration, incorrect installation and signs of spillage — one of the most critical aspects of gas safety.
Gas appliances require adequate ventilation to operate safely. Andy checks that all ventilation provisions are correct and unobstructed — ensuring complete combustion and preventing the dangerous build-up of carbon monoxide.
All gas pipework and connections are pressure tested and visually inspected for corrosion, leaks, damage or incorrect installation. Any issues are identified, documented and addressed before the certificate is issued.

Know Your Obligations
The Gas Safety (Installation and Use) Regulations 1998 place clear legal duties on every landlord in the UK. Here's what you're required to do — and what happens if you don't.
All gas appliances and flues must be inspected every 12 months by a Gas Safe registered engineer. This cannot be deferred or skipped — even if the appliances appear to be working correctly.
A copy of the CP12 certificate must be given to existing tenants within 28 days of each inspection, and to new tenants before they move in. Failure to do so is a criminal offence.
All gas safety records must be retained for a minimum of two years. Andy provides digital certificates that can be stored easily and retrieved whenever needed.
Landlords are responsible for ensuring that all gas appliances, fittings and flues in the property are maintained in a safe condition at all times — not just at the point of inspection.
